THE RENTAL PROCESS
RENTING A HOME, YOUR COMPLETE
GUIDE TO A SMOOTH MOVE
Renting a new home can be an exciting but sometimes overwhelming process. From finding the perfect property to making sure you have all the paperwork in order, there are several key steps that can help make your move smooth and stress-free.
To make it easier, we’ve outlined a step-by-step guide to help you stay organised and confident throughout the rental process.

STEPS TO RENTING
1. Gather your paperwork – Before starting your search, make sure you have all your important documents ready, including proof of income, identification, and rental history.
2. Request references and ledgers – If you’re currently renting, ask your current property manager for a rental reference and payment ledger to boost your application.
3. Choose your suburbs and set a budget – Decide where you’d like to live and how much you’re comfortable spending on rent.
4. Find your ideal property – Once you’ve found the right property, complete the rental application carefully and thoroughly.
5. Add a personal touch – Consider including a cover letter with your application that explains your current situation and why you’d make a great tenant.
6. Secure the property – If your application is approved, sign the lease and pay the bond (usually four weeks’ rent) to secure your new home.
7. Organise utilities and removalist – Set up essential utilities (electricity, gas, internet) and arrange a removalist to help with the move.
8. Complete the Entry Condition Report – When you move in, review the Entry Condition Report carefully. Add any comments or photos of pre-existing damage, sign it, and return it to your property manager.
9. Keep up with rent payments – Make sure your rent is always paid on time to avoid any issues with your lease.
10. Report maintenance issues promptly – If any maintenance issues arise, report them to your property manager in writing as soon as possible to avoid bigger problems down the track.
11. Know your rights and responsibilities – Familiarise yourself with your rights as a tenant and your obligations under the lease agreement.
12. Prepare for routine inspections – Keep your home clean and well-maintained, and be ready for routine inspections from your property manager during your tenancy.
